&lt;p&gt;Strong condominium communities begin with strong governance. Understanding the roles and responsibilities of the Board, condominium management, and the professionals supporting the corporation is essential to effective decision-making, accountability, and long-term planning.&lt;/p&gt;

&lt;p&gt;Join Terry Gibson for an informative discussion exploring the fundamentals of condominium Board governance and why a well-informed, engaged Board is so important to the successful management of a condominium corporation.&lt;/p&gt;

&lt;p&gt;The discussion will explore Board responsibilities, effective decision-making, communication, accountability, professional roles, and the importance of establishing clear governance practices.&lt;/p&gt;

&lt;p&gt;Whether you are a current Board member, condominium manager, industry professional, or simply interested in strengthening your understanding of condominium governance, this discussion will provide valuable insight into building a stronger foundation for condominium communities.&lt;/p&gt;

&lt;p&gt;Terry is the co-founder and former long-serving Chair of the Condo Owners Forum Society of Alberta, a nonprofit organization dedicated to strengthening the voice and knowledge of condominium owners.&lt;/p&gt;

&lt;p&gt;Trained through Alberta’s Board Development Program, Terry specializes in governance training for nonprofit societies. He holds a business degree and a diploma in urban land economics.&lt;/p&gt;

&lt;p&gt;Terry brings more than 15 years of professional experience in the housing sector, including management roles with Canada Mortgage and Housing Corporation.&lt;/p&gt;

&lt;p&gt;He is a retired professional member of both the Real Estate Institute of Canada and the Real Estate Institute of British Columbia. Having lived in condominiums for more than 28 years, Terry also brings extensive firsthand governance experience, having served in multiple condominium board leadership roles, including secretary, treasurer, and chair.&lt;/p&gt;

  &lt;h2&gt;About the AGM&lt;/h2&gt;

  &lt;p&gt;All COF members in good standing are invited to attend the Annual General Meeting (AGM) to vote on current business and elect our new Board of Directors (questions and/or new business items may be emailed to &lt;a href="mailto:membership@cofsab.ca" target="_blank"&gt;membership@cofsab.ca&lt;/a&gt; on or before October 9th, 2026).&lt;/p&gt;

  &lt;p&gt;To ensure that your membership is up to date, please click on this &lt;a href="https://wildapricot.cofsab.ca/Sys/Login" target="_blank"&gt;link&lt;/a&gt; where you will be asked to sign in with your username and password. Should you have difficulties signing in or have any other questions, please email membership@cofsab.ca.&lt;/p&gt;

  &lt;p&gt;The purposes of the AGM are to:&lt;/p&gt;

  &lt;ol&gt;
    &lt;li&gt;Receive and consider the financial statements for the fiscal year ending July 31, 2026.&lt;/li&gt;

    &lt;li&gt;Elect Directors to the Board.&lt;/li&gt;

    &lt;li&gt;Transact such further or other business as may properly come before the meeting or any adjournment thereof.&lt;/li&gt;
  &lt;/ol&gt;

  &lt;h2&gt;Proxy Information&lt;/h2&gt;

  &lt;p&gt;Should you not be able to attend the meeting and would like to have someone cast your vote, please consider sending your Proxy in to have your voice heard.
